Apologies if this isnt the right place....Zoopla and Gumtree aren't the best for local private house rentals, anyone know of anyone renting out?

Have you tried an estate agent?
Rightmove.co.uk?

Or are you DSS or something so can't go with those?

Yeh I agree I dont like using estate agents as they charge a fortune for admin etc...I have been looking for decent property in hazel grove as my daughter starting high school in sept...its so difficult...

They charge about £100 + 50% for each adult in the house.

It's in the interests of a landlord to use one for credit checks etc, so I doubt you will find many not using them.

It's good for you too though, you have a secure deposit and things tend to get fixed a lot quicker as they send people out.

It's difficult to find property but you aren't willing to pay money to those that can find you what you want?

What do you think they charge for as a matter of interest? Obviously, bearing in mind you cannot find it yourself...

I'd strongly recommend going through a letting agent! For one, a lot of non-letting agent rentals don't have proper contracts in place, meaning you have virtually no rights to the property.

Also unless it's a rental to friends/family you tend to find that anyone trying to avoid using a letting agent to let their property are doing so for a reason! Whether that be to save money (good luck getting any repairs done, should they be needed) or because they are trying to hide some income from HMCR, etc.

The money a letting agent charges is for credit/back ground checks and the cost of writing up the contract.

Whether or not you get good value is debatable (some agents charge more, some less), but you would be foolish to rent a property with out a contract and without a secure deposit scheme.

I have just found a house through a (national) estate agent in the Grove. Their fees for a couple renting? £540!! £100 + 50% certainly wasn't the case for us.

I can completely understand why you wouldn't want to go through an agent, although there are pros and cons to both.

A lot of people just aren't fortunate to have this kind of spare money - it's certainly put back our moving date by a month.

I found the property myself, on the internet, yet had no choice but to go through the agent and pay their fees.

That is considerably more then any of the Estate agents with offices in Hazel grove charge! And i know that to be fact from experience!

It's almost always around £200ish for a joint application, you obviously then have your month in advance and deposit (usually a months rent) to pay on the day you move in!

That figure is especially high. Have you read it wrong? They would never get any rentals like that?
I'd tell the vendor to move to another estate agency and you would rent it from the immediately.

£210 per person, £120 guarantor fee = £540.
