Refused - Marple College & ASDA plan
The planned redevelopment of Marple College Campus including a new ASDA on Hibbert Lane has been refused on the basis that 'it will harm the vitality and viability of Marple and Hazel Grove District Centres'.

Responses were received from 713 properties and a total of 867 individual letters. An 8270 person petition against the proposal was submitted along with a newspaper petition with 297 signatures.

A 284 person petition in support of the application was also received after being collected at Asda Hazel Grove and Asda Stockport.

The report states that taken toegether with the Aldi commitment in Offerton, 'implementation of both the Hibbert Lane and Chadwick Street supermarket proposals (however unlikely) would have a 'significant adverse' impact on Hazel Grove District Centre.'

"It is concluded that the harm to Marple and Hazel Grove District Centres outweighs any potential benefits/cross funding arguments the college has set out. It is also clear that the disposal of the land for alternative development types would secure a significant residual land value (approximately £4.5m), which would be more compliant with the councils policy.

"The proposed benefits to the college do not outweigh the harm to the vitality and viability of Marple and Hazel Grove District Centres. It has been concluded that there is a sequentially preferable site and as such paragraph 27 of the NPPF says that where an application fails to satisfy the sequential test or is likely to have a significant adverse impact on one or more of the above factors then planning permission should be refused."

So one of the primary reasons for rejecting the redevelopment of the college and building of an ASDA in Marple is because Hazel Grove will suffer because Marple residents will shop at the new ASDA rather than Sainsbury's Hazel Grove?

I fail to really see how Sainsbury's losing some business is bad for Hazel Grove. It may in fact provide some relief to the HG roads?

What a load of tripe!
Chalk that down as a victory for the Nimbys who would rather clog up our roads and preserve the illusion (in their minds) that Marple is too special to have supermarkets!

Sounds like bo****ks to me and can't see asda taking it lying down. Is the plan that all the supermarkets for the surrounding areas are in the grove so marple bramhall etc can still believe themselves elite ?

Good for Marple...At least they were prepared to fight to keep Marple ASDA free. Unlike the Grove who residents just sat back and let Sainsbury's and ASDA happen.

Plus Marple did have the backing of Andrew Stunnell behind them. However to me it definately smacks of NIMBY politics. Especially on behalf on Andrew.

I really wish Andrew had been prepared to fight for the Grove when we needed him. But I suppose he doesn't live in the Grove so he's not bothered by the never ending congested traffic.

Thought he'd have been behind the scheme in Marple as it meant bringing with it many new jobs to the area. Just goes to show.

Slightly ahead of things here. The area meeting isn't until 6th ... the planners have recommended it is refused ...

what was our cllrs doing when sainsburys was built and even more so with what went on with the asda lights fiasco that went to a single lane for so long?
cant blame them for being against it as theyve seen how hazel grove is and obviously theyre not stupid to want that in there back garden!
i have if asda have been sniffing about there,then there will be more interest in the future coming as we all know these supermarkets arent stupid and usually if they want something they get it lol

How can they conclude it would harm Hazel Grove. In what way?

Surely only good would have come from another ASDA in Marple by taking some of the traffic away from the Grove.

Paper never refusing ink comes to mind....

Don't think anything could have been done about asda in the grove as it was already a supermarket before asda and I think the lights had planning permission some time ago.as for marple asda will get there own way eventually .

Sainsbury`s conformed with planning policies set out by westminster. the Erdman Lewis report said HG could take 2 supermarkets so Sainsbury couldn`t be refused.
Marple however is out of the centre of Marple so is against planning policy therfore can be refused.
Remember Tesco behind the Rising Sun. The Council had to refuse that on similar grounds to this ASDA on Hibbert Lane.
The Council planners have strict rules to adhere to otherwise could be fined many thousands of YOUR! pounds

Sainsbury's was needed. ASDA was already a supermarket. The new lights although a pain are much better than going down mount pleasant? for shoppers and the residents.
